Business is booming for commercial property finders, Talkspace. Managing Director, Jonathan Hand reports that since setting up in business two years ago after a 20-year career in the commercial property market, he has seen a steady rise in the number of firms seeking larger premises to cope with rising demand for their goods and services.
Jonathan advises companies looking to move, to start their search early as commercial property stock is in constant short supply across the country.
"As a very rough guide, you should allow at least 6-12 months from starting a search to completing the deal, but this will depend on your level of experience and knowledge of the property market in your preferred location. For example, one client who spent 18 months looking for a freehold industrial property with no luck asked me to help and I was able to find them something on their doorstep within a couple of weeks."
The pressure of finding new premises can force business owners into making snap and rash decisions, so taking the right advice at the right time can help to make sure any compromise continues to protect the best interests of the company.
Talkspace recently managed the negotiations on an 11,000sq ft leasehold property for AJC Retail Solutions, a design and manufacturer of bespoke shopfitting, kiosks and mobile retail units based in Luton, which needed to move into larger premises urgently. The company had originally planned to buy a freehold property, but had been unable to find anything suitable in the area of Luton that they needed to be.
AJC Retail Solutions Managing Director, Jane Samsa told us, "When we realised we would have to compromise because of the shortage of freehold properties, Jonathan was very supportive as we worked through the decisions we had to make in changing to a leasehold property. He helped to put things into perspective. The thing we really valued though was his help in managing the negotiations and chasing follow-through, which we wouldnít have had the time for."
The new AJC Retail Solution premises provides space for increased manufacturing and offices with showrooms planned in the next few months for equipment, shop fitting and stock units.
